What is a Home Inspection?

As a state licensed home inspector, we have a high standard we must follow on every inspection for the safety of our customers. We follow FABI (Florida Association of Building Inspectors) Standards of practice (SOP) on our inspections which is tailored to Florida’s climate and laws. The SOP break homes down into 8 components or “systems” (roofing, exterior, structure, interior, plumbing, heating, air conditioning, and electrical) and each of these systems have their own guidelines we must follow. For a home up to 1500 sf we need about 2.5 hours for a complete inspection and need access to the attic, electrical panel, water heater, and AC system both inside and out. We check every accessible window, door, electrical plugs, and run the AC. We run sinks, dish washers, laundry washers, and outside faucets to check for leaks and pressure. We check the roof, climb through the attic, and check all permits to find any issues. We photo and log all deficiencies we find into our state-of-the-art software to give our customers a very detailed and accurate report. Our customer is the buyer, and we base our inspections on if we were purchasing the home for our family.
